£2500 compensation awarded to tenant in housing disrepair claim for council property

CEL Solicitors took instructions from the client on the 15 February 2018 and the letter of claim was sent out the next day.

The allegations ranged from defective plaster and damp and mould to the interior of the property and defective brickwork and damaged roof tiles to the exterior of the property.

A surveyor’s report was obtained which confirmed the defects where present as well as a number of other defects.

Settlement was reached on the 3 July with the claimant receiving £2,500 in compensation as well as an extensive schedule of works to be carried out to his property.

Although the works to the bedroom were not on the schedule agreed by the surveyors, CEL Solicitors managed to persuade the landlord that these works should be carried out as they were extremely important to the client, given that he is disabled and spends a lot of time in his bedroom.
