£2500 compensation awarded to tenant in housing disrepair claim for council property
CEL Solicitors took instructions from the client on the 15 February 2018 and the letter of claim was sent out the next day.
The allegations ranged from defective plaster and damp and mould to the interior of the property and defective brickwork and damaged roof tiles to the exterior of the property.
A surveyor’s report was obtained which confirmed the defects where present as well as a number of other defects.
Settlement was reached on the 3 July with the claimant receiving £2,500 in compensation as well as an extensive schedule of works to be carried out to his property.
Although the works to the bedroom were not on the schedule agreed by the surveyors, CEL Solicitors managed to persuade the landlord that these works should be carried out as they were extremely important to the client, given that he is disabled and spends a lot of time in his bedroom.
“Dear Sandra at CEL Solicitors,
Throughout my life, I have had to deal with several solicitors for various reasons but never have I had such a professional and personal service. Not only did you keep me in the loop regarding the to-ing and fro-ing of the ongoing case but you reassured me at all times the absolute certainty we were right to fight the case. I trusted your advice to the extent you not only won compensation for me but after I agreed the amount you then went the extra mile by contacting the other side and somehow won an extra £500. Then you got an agreed timetable and itemised schedule of works. I don’t know if the itemising of works is normal but the council contacted me saying “a bit of brickwork pointing” would sort out the problem. Thanks to your persistence they will now have to put the house in good order. With you taking into account that I’m disabled and spend a lot of time in bed, you somehow managed to get my bedroom decorated which means so much to me as I can’t afford it or do it myself. From first contact to final sign off, I can’t express my gratitude and heartfelt thanks enough. You really have had a major impact on my life. I can’t imagine anyone could do as much as you have.
